First tenants move in at Aspen Ridge Reserve

Floor-to-ceiling windows.

High-end appliances.

And in-unit laundry facilities.

These are just a sampling of the luxuries that await tenants of Brandon’s newest apartment complex, Aspen Ridge Reserve.

“This property management group really focuses on the luxury living inside the units, so it’s less amenity-heavy,” shares Brooke Fedders, marketing associate with Real Property Management Express. “There’s no pool and stuff like that. We want to upscale where you live inside your apartment, so the features inside are huge.”

The luxuries continue in the white quartz countertops and modern cabinetry, and sleek black finishes “on everything that really makes them pop like crazy,” Fedders said.

The 2100 building of 11 in the complex welcomed its first tenants late last month. Fedders said a new building will open each month through October, when construction on all 11 buildings should be wrapped up. In total, the 11 buildings add up to 142 new rental units.

The 2100 building along East Country Club Circle features nine units, a mix of studio, one-, two- and three-bedroom apartments, in addition to a fitness center, a community room and a locked package room. Other buildings were designed with 12 and 14 units. Aspen Ridge Reserve is just a short walk to the pickleball courts and splash pad located in the Aspen Ridge development. The community room features kitchen facilities, a large-screen TV and Wii.

“They all have the similar feel of really highlighting the luxury unit features,” Fedders said. “They are really going over well in Sioux Falls, people are loving them.”

To get a true feel for the units, Fedders encourages potential tenants to schedule a tour. “You have to come see them to be able to truly know what they look like,” she said. “They’re gorgeous.”

Although February isn’t an ideal to move, Fedders said interest in all of the available floor plans in the Aspen Ridge Reserve buildings has been strong.

“It’s all over the place. People love the features inside of the units with like the floors and the windows, and in each bedroom you have storage closets that are high quality. I really feel like all of the unit types are highly beneficial for anyone who’’ looking because you can have a three-bedroom for a starting family or a couple, and then your studios are for people who just want less space,” she said.

Another perk of the property is the lifestyle fee built into the rent. This fee includes all utilities (water, sewer, garbage and wifi) with the exception of electricity.

“This development company does that for all of their properties. It’s all built into their lifestyle fee, and it helps us provide the best living for you,” she said. “People love it, and personally, I would love to just pay that fee.”

Rental fees start at $755 for a studio unit, and for a short time, Fedders said they’re offering one-month free rent.

Although Aspen Ridge Reserve does not offer garages, Fedders said that hasn’t hindered interest.

“It’s never been a setback at the other developments,” she said. “It (parking lot) is really handy because you can park super close to your unit.”

Patrick Andrews, development director for the city of Brandon, said the 142-unit complex is a game-changer, and ultimately should attract new residents.

“What we hear from our industrial operations are that we don’t have enough affordable space for their employees to actually live in Brandon, so this can help with that. That has been a longtime need,” he said.
